Why get a Home Inspection?

Per the US Housing Administration: "Buying a home is one of the most important purchases you will make in your lifetime, so you should be sure that the home you want to buy is in good condition. A home inspection is an evaluation of a home’s condition by a trained expert. During a home inspection, a qualified inspector will:

Pre-purchase - home buyers

 

When you purchase a home, it is always wise to include an inspection clause in the contract, making your purchase agreement contingent upon the results of a home inspection.  A home inspector will be able to provide you with an objective understanding of the condition of the home which will help you make decisions confidently as you negotiate the deal.

 

A standard home inspection report summarizes findings from a visual inspection of the condition of the subject home’s heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; foundation, basement, and the visible structures of the home.  All homes, including new construction, will have small flaws that have no effect on the integrity or value of a home.  These are cosmetic.  What we look for are the major problems which will cause you headaches and expenses later.  This may include high energy costs.  Your inspection will include an ENERGY AUDIT for better home performance.

 

Your report will be available onsite or online website upload to share.  Our inspection report is state of the art.  You may receive a print out and/or upload to a website to view, print or share at your convenience.  Photos of any problems are included, as well as courtesy pictures for you to share with friends and family.

It is highly recommended that the buyer be present for the inspection.  Not only will any problem issues be discussed, but we will use this time to introduce you to your potential new home, going over maintenance, emergency shut offs, HVAC and other systems. Back

Pre-sale - home sellers

If you decide to sell your home, it is a good idea to schedule a pre-listing home inspection. This will give you and your listing agent a clear idea of the actual condition of your home from top to bottom.

Today, when you put your home on the market, more than likely, it will be inspected at some time before it sells - the typical "inspection contingency" clause.  Why wait and wonder if something will come up in that inspection which may cause delays in the sale or a reduction in price?  Most clients are glad that they had an inspection prior to putting their home on the market just for the reduction of stress and the awareness of issues that could be easily taken care.  That way you will have no surprises and you can make a stress-free decision regarding any repairs without having a contract offer pending.  Back

Periodic maintenance inspection - home owners

A home is basically alive and should be treated that way.  We need to be looked over by the doctor once in a while and so does a home.  Small things progress into big things without attention, causing loss of value and appearance.  By having your home looked over every two years or so, you may avoid serious and expensive problems in the future.  Morris Home Inspection LLC is completely neutral in looking at your home, having no affiliation with any repair contractors.  In other words, we won't sell you a muffler which isn't broken!  A well maintained home will hold it's value and appearance longer than a home that has been neglected.  Back
